Several leasing agreements finalized in 2026 have enlarged the AI industry’s office footprint in San Francisco to 8.5 million square feet, representing 10% of the city’s office supply.

The commercial deals include AI infrastructure company Fal’s 29,000-square-foot lease on the 14th floor of 300 Mission, in addition to Together AI’s deal for a 150,000 square feet of office space at 2 Henry Adams St.

However, the 8.5-million-square-feet total leaves out some of the largest commitments. That’s because JLL’s count excludes Anthropic’s 420,000-square-foot lease at 300 Howard St. and OpenAI’s 280,000 square feet at 1800 Owens St. (Dropbox’s former HQ) as neither has fully occupied its space yet. Meta and Google have also expanded their San Francisco office inventory, but their commitments were dismissed in the final count due to the companies’ labeling as tech and not AI.

The growth has been rapid: In 2022, just 23 AI companies occupied less than 1.1 million square feet in San Francisco. Since then, that number has grown to 413 firms translating into a roughly 1,700% increase in company count.

AI firms increasingly favor industrial-style space over traditional offices, according to JLL’s Alexander Quinn. Of the 2.4 million square feet they’ve leased in the city this year, about 10% is earmarked for research and development.

The growing presence of AI firms is influencing the physical design of offices in San Francisco with landlords and developers now having to consider the technical necessities of these companies, such as high-power capacities and larger floor plates. To that end, development plans for mixed-use and office-to-R&D conversions — like Pier 70 and Dogpatch Power Station — have already been revised to include flexible and spacious R&D areas.
